Jeff Notrica, a renowned property developer based in Savannah and the Starland District, has become the new owner of the iconic Tricks BBQ site, located on Bull Street, just North of Victory Drive.

Notrica, who is known for his comprehensive development plans for the district, has indicated his intention to lease the property out to anyone interested in establishing a new restaurant in the space. The Tricks BBQ eatery vacated the premises prior to the conclusion of Notrica’s purchase. “I would have loved to have kept them as a tenant. They’ve been there forever. They’re kind of a landmark,” Notrica said. As of last month, Tricks BBQ has relocated to 1902 West Bay Street.

A Growing Portfolio of Prominent Properties

Public sales records confirm that Notrica acquired the property at 2601 Bull Street via an estate sale for $875,000. Significantly, the property adjoins a former gas station site that Notrica also owns, situated next to the 520 Wings restaurant on Victory. Interestingly, another Savannah “landmark” could soon come into existence behind the building at 2602 Whitaker St, a building which is also part of Notrica’s portfolio.

Notrica confirmed that construction of the new Jinx music venue and bar, located within his portfolio of properties, is anticipated to conclude in the fall. It may even be completed just in time to host its popular Halloween show, he said. “That’s a very real possibility.” The Savannah City Council approved a special-use permit for the establishment in June last year.

A Proposal for a Storage Complex on Victory Drive

Meanwhile, Notrica’s proposal for a change of zoning for 2180 East Victory Drive is gaining traction. According to the plan, a storage complex will be built at the location. The proposal is set to be put before the Savannah City Council on Thursday.

The Metropolitan Planning Commission (MPC) recommended approval for a zoning change last month, permitting the requested establishment. Notrica, being a member of the MPC, recused himself prior to the vote. His portfolio coincidentally includes a 1.77-acre site located between the Roman Catholic Diocese of Savannah’s administrative building and an apartment complex.

The proposed demolition and subsequent construction of the storage warehouse has attracted opposition from preservationists and residents. Notrica revealed that the city’s traffic engineers opposed a former proposal for a 79-unit multifamily complex on the site that would have enabled preservation of the building.

Future Developments and Investments

Notrica’s portfolio expands beyond Bull Street, as he recently submitted plans to renovate a former downtown fire station at 6 West Henry St. which he purchased from the city in 2019. As per reports, the tenants are set to open a produce market at the site in the upcoming fall season.
