Renovation at South Beach Marina in Hilton Head

News Summary

Hilton Head’s iconic South Beach Marina Village is set to undergo significant changes as partial demolition kicks off. This transformation, aimed at modernizing the area while retaining its rich history, will see older structures being removed to make way for a new complex with updated design elements. Key establishments like the Salty Dog Cafe will remain intact, ensuring continuity for locals and visitors alike. As the community watches these changes unfold, the marina is poised to enter an exciting new chapter.

Hilton Head Welcomes Big Changes at South Beach Marina Village

Exciting changes are on the horizon for the iconic South Beach Marina Village in Hilton Head, as the partial demolition of several beloved structures has officially kicked off. The much-anticipated transformation began earlier this week and has already caught the eyes of curious locals and visitors alike.

Watch the Action Unfold

If you want to catch all the action, the exciting demolition can be viewed live on the Salty Dog Cafe’s website. For those who prefer to witness the changes in person, just stroll by the marina and take a peek at the demolition site. It’s the kind of lively scene that adds a spark to your visit!

A Slice of History

South Beach Marina Village is more than just a collection of buildings; it’s a snapshot of Hilton Head’s history. Originally constructed in the late 1960s by Sea Pines founder Charles Fraser, this marina was a humble establishment compared to the vibrant complex we see today. Over the years, it has transformed and expanded significantly, especially when real estate mogul Ned E. Gilleland Sr. took the reins in 1980, bringing with him a vision that paid homage to the charming seaside villages of New England.

Renovation Plans Unfold

As part of the renovation, nearly 40-year-old buildings on the northern end will be brought down to make way for a fresh, new complex. The iconic red, white, and blue striped design will still be present, but the new color palette will feature more muted tones of “wineberry” red and “naval” blue, giving it a modern twist while still embracing its roots.

What’s Staying, What’s Going

Salty Dog Cafe, Land’s End Tavern, the General Store, and Blue Water Tackle Shop & Harbor Master will continue to welcome patrons without interruption. However, some buildings that currently house lodging and retail shops will transition to primarily restaurant and retail spaces, with a new vehicle drop-off area to add some convenience for visitors.

Size Matters

Another notable change is the reduction in the total footprint of these buildings. Instead of approximately 12,500 square feet, the new complex will come in at about 10,000 square feet, creating a more inviting atmosphere without overwhelming the area.

Community Concerns

Residents in the community have expressed mixed feelings about the renovations. While some are bubbling with excitement about the upgrades and modern enhancements, others are hopeful that the iconic southern charm of the marina won’t get lost in the process. As these changes unfold, it will be interesting to see how the community adapts to the new atmosphere.

Approval Process Complete

The final renovation plans received the green light from the Sea Pines Architectural Review Board back in May, followed by conceptual approval from the Town of Hilton Head in July. However, it’s worth noting that the developer has yet to submit building permit applications for the reconstruction phase.

A New Chapter Begins!

As the demolition progresses, locals and visitors alike are eagerly observing how this cherished landmark will evolve. With its rich history and vibrant atmosphere, South Beach Marina Village is poised to enter an exciting new chapter—one that promises to breathe fresh life into a beloved Hilton Head destination!
