The Design and Review Board of Greenville has approved the Gateway Project, an ambitious development featuring a 29-story mixed-use building at 250 North Church Street. This project promises to transform a long-vacant area into a vibrant space with residential apartments, commercial units, and public plazas, creating an economic boost through job creation and enhanced connectivity. The Gateway Project is expected to be the tallest structure in South Carolina, marking a significant milestone for downtown Greenville as it prepares to revitalize the local community.
On December 19, the Design and Review Board of Greenville made a significant move towards shaping the skyline of South Carolina’s upstate region by approving plans for the Gateway Project. This ambitious development, located at 250 North Church Street, is set to become a landmark within the city, featuring a stunning 29-story mixed-use building that will be the tallest structure in the state, challenging the existing record held by the Capitol Center in Columbia at 349 feet.
The site, which has languished in a state of disuse since the demolition of the Greenville Memorial Auditorium in 1997, spans nearly two acres in the heart of downtown. This area has earned a reputation as the “Bermuda Triangle of downtown development”, a reference made by Mayor Knox White due to its history of failed proposals over the years. Unlike previous attempts, the Gateway Project promises a vibrant transformation, breathing new life into the downtown core.
The Gateway Project is spearheaded by NR Gateway Greenville, LLC, a subsidiary of NR Investments based in Florida. With an investment of approximately $130 million, this development will feature:
In addition to its residential and commercial components, the project is forecasted to create more than 100 jobs, marking a significant economic boost for the local community. The project aims to cultivate a pedestrian-friendly environment, enhancing connectivity with surrounding downtown areas and encouraging foot traffic.
Visually striking, the Gateway Project will include two towers, with the North Tower designated as the tallest. The architectural design seeks to combine modern aesthetics with functional urban living. As landscaping plans are infused with careful thought, they will incorporate eight varieties of trees and seven styles of shrubs, creating a lush perimeter around the building.
