Bluffton Celebrates Groundbreaking of New Economic Development Buildings in Buckwalter Place

Exciting New Developments in Bluffton: A Groundbreaking Ceremony

Bluffton residents gathered on October 17 to celebrate a big step forward for economic growth in their community. The Town of Bluffton, along with the Don Ryan Center for Innovation (DRCI) and Dolnik Properties, officially broke ground for one of three newly planned buildings that will be a cornerstone of Bluffton’s economic development initiatives. This new facility, located near the Bluffton Police Department at 101 Progressive Street, is set to pave the way for innovation, creativity, and business growth.

Setting the Stage for Economic Growth

The newly planned buildings are all part of the larger vision for Buckwalter Place, a 94-acre business park designed to attract knowledge-based industries and promote economic development in Bluffton and beyond. These three buildings, expected to offer a combined total of 50,100 square feet of office and light industrial space, will provide a nurturing environment for start-ups, innovators, and small businesses.

A spokesperson for the Town of Bluffton expressed gratitude to everyone who attended the groundbreaking ceremony, saying, “Thank you to everyone who joined the Town of Bluffton, Don Ryan Center for Innovation, and Dolnik Properties to break ground on one of the first of three economic development buildings in Buckwalter Place.”

Local Support and Partnerships

Local officials and community members had a strong presence at the event, including representatives from the Bluffton Town Council, DRCI, Beaufort County Economic Development Corporation, Palmetto Electric Cooperative, and several other organizations. Their collaboration was crucial in making this project a reality.

The partnership between the Town of Bluffton and Dolnik Properties is a perfect example of community-driven development. The town provided the land while Dolnik will take the reins as the developer, owner, and manager of the buildings, except for the spaces operated by the DRCI. This partnership aims to lay down a solid foundation that will foster innovation and entrepreneurship.

Investing in the Future

The financial aspects also speak volumes about the commitment to development in Bluffton. The Town is investing roughly $4.1 million in crucial infrastructure, utilities, and parking, while Dolnik Properties will invest over $7 million into the project. Excitingly, the first building, which will cover 14,400 square feet, will be a hub featuring a second location for DRCI, a childcare center, and flexible workspace options.

Funding assistance played a pivotal role in moving this project ahead. Bluffton secured a $130,000 grant from the Beaufort County Economic Development Corporation, as well as a $1 million grant from the South Carolina Power Team, a coalition that enhances economic development and job growth in the region.

A Thriving Ecosystem for Entrepreneurs

Bluffton’s Buckwalter Place is becoming an increasingly dynamic business environment, home to notable developments already, including the St. Joseph’s/Candler Medical Campus, Kroger, TCL’s Culinary Institute of the South, and of course, the Don Ryan Center for Innovation. It presents a fantastic opportunity for local entrepreneurs and businesses to establish themselves and thrive.

Moreover, Dolnik Properties will also receive five acres in the Commerce Park currently owned by the town, which adds even more potential for growth and collaboration. A town spokesperson stated, “This new development aims to provide resources and space for Bluffton’s innovators, small businesses, and start-ups to thrive.”
