On a bright and sunny day in Bluffton, local officials gathered on October 17 to celebrate the groundbreaking of an exciting new project. The event marked the start of construction for one of three planned buildings as part of the Don Ryan Center for Innovation and Dolnik Properties initiative. Located at Buckwalter Place, these buildings are poised to play a significant role in the town’s mission to bolster economic growth.
These three new structures are purpose-built with a clear objective: to provide space for innovators, startups, and businesses. Their strategic position near the Bluffton Police Department on 101 Progressive Street ensures easy access for all involved. The town expressed gratitude to everyone who attended the groundbreaking event, emphasizing the importance of community collaboration.

The Town of Bluffton is putting significant resources into this venture, with an estimated investment of $4.1 million directed toward infrastructure, utilities, and parking. On the other hand, the developer, Dolnik Properties, is set to invest over $7 million into the project. Once the first building is finished, it will be owned by the town, with the Don Ryan Center for Innovation managing its operations and leasing.
Furthermore, the funding for this ambitious project was bolstered by grants totaling $1.13 million, including a $130,000 grant from the Beaufort County Economic Development Corporation and a $1 million grant from the South Carolina Power Team. This coalition promotes job growth and economic development across the state, further enhancing the project’s credibility and potential impact.
Bluffton’s Buckwalter Place isn’t just an ordinary business park; it spans an impressive 94 acres and is designed to attract knowledge-based industries. With existing developments like the St. Joseph’s/Candler Medical Campus, Kroger, and TCL’s Culinary Institute of the South, it’s clear that this area is gaining traction in the business world.
Moreover, Dolnik Properties is slated to receive five acres in the Commerce Park, currently owned by the town, underscoring a commitment to long-term growth and expansion.
