On a lively Tuesday, the MPC voted 6-4 in favor of granting height variances for three proposed office buildings to be situated on Whitaker Street.

Location, Location, Location!

This new office complex will be located right across from the beloved Forsyth Park, at the crossroads of West Park Street. The project, masterfully envisioned by David Paddison of Sterling Seacreast Pritchard, is designed with a touch of urban flair, featuring three buildings that will rise to heights of five, four, and three stories.

A Collaborative Effort!

The development will be spearheaded by Seacrest Seven, LLC, which is managed by Paddison and a group of local property owners. One intriguing aspect of the plan is that these local owners are generously donating subterranean rights to the City, allowing for a spacious parking garage that will be a critical component of this ambitious development.

Project Details!

The proposed office buildings will extend from Whitaker Street west to Barnard Street and from Park to Waldburg Street. This impressive complex is not just a standalone project; it is part of a larger vision that could lead to future residential developments in the area. The complete project is anticipated to include a grand total of 192,000 square feet dedicated to parking, ensuring that plenty of space is available for both office workers and the public.

Space for Everyone!

The underground parking garage will feature 470 parking spaces, with 100 of these available for public use during office hours. Come nighttime and weekends, the public can access all parking spaces for pay, making this facility incredibly convenient for residents and visitors alike.

Architectural Touch!

The architectural design, led by the talented Michael Garcia of LS3P Associates, aims to keep the charm of Savannah intact. The team plans to incorporate clever design strategies to ensure that views aren’t blocked, such as setting back the top floors of the buildings.

Community Concerns!

While many are excited about the new office complex, there are some concerns bubbling beneath the surface. Over 200 pages of public comments shared by local residents have voiced opposition regarding the height of the buildings and their potential effects on the neighborhood. The Victorian Neighborhood Association has expressed mixed feelings, with their board voting to support the project, even as some residents continue to raise worries.

Next Steps!

Before construction can begin, the project must secure a General Development Plan and additional permits, including a much-needed Certificate of Appropriateness. Alongside this, a Special Exception will be needed for surpassing the designated building footprint.
