Hutchinson Island Undergoes Major Transformation with Trilogy Investment's Bold Development Plans

Exciting Developments Ahead on Hutchinson Island, Savannah!

In Savannah, there’s not just a buzz in the air; there’s a whole lot of construction happening! After years of setbacks and haphazard progress, the legendary Hutchinson Island property, previously known as The Reserve at Savannah Harbor, is gearing up for a grand transformation, thanks to a bold move by the Alpharetta-based Trilogy Investment Company.

What’s Happening with The Reserve?

The once-promising development has seen its fair share of challenges – think vacant lots, protruding utility pipes, and a large but empty clubhouse that looks more like a mansion than a recreational spot. However, Trilogy CEO Jason Joseph has his eyes set firmly on the potential that this picturesque location holds. With breathtaking views of the famed Talmadge Bridge visible from nearly every corner, it’s hard not to see why they’re excited.

Breaking Ground—When and What?

In October, Trilogy snagged 36 acres of the 91-acre property with ambitious plans for a multi-phase, single-family and townhome community. They plan to kick things off in January 2025 with the first phase featuring a delightful mix of 90 homes, including single-family houses, villas, and townhomes. Along the way, expect some shiny new amenities too! The first homes are set to be completed around the third quarter of that same year. Joseph explains, “It’s very obvious that Hutchinson Island creates a very unique, four-corner water aspect, where the island itself is a community.” Sounds wonderful, doesn’t it?

Are Single-Lot Sales a Thing of the Past?

One of the big shifts here is Trilogy’s approach to development. In the past, selling single lots made it tough for folks to feel like part of a community. To tackle this issue, Trilogy is opting for bulk home development, which Joseph believes will foster a real sense of belonging. “Single-lot sales are very difficult when people are seeking community,” he says. “For us, the first 90 homes that we will be delivering is a full commitment to building those homes independent of its first sale.”

From Build-to-Rent to For-Sale Homes

So, who are these developers? Trilogy began its journey focusing on build-to-rent properties, but they’ve since dived into the for-sale market with another project called Mayfair on Main, located right outside downtown Alpharetta. This luxury development sports homes ranging from $1.3 to $2.2 million! And if you think that’s impressive, wait until you hear about their future project in the Low-country, known as Rêve on the Creek, a charming 71-unit townhome community in West Ashley, Charleston.

Enhancing Community Living

As if new homes weren’t enough to get excited about, Trilogy also has plans to jazz up existing amenities. Residents can look forward to expanded areas by the pool, new tennis and pickleball courts, and a fitness center. Joseph assures us that these updates are an essential part of their investment in the community vibe: “It is a multi-million-dollar investment in the amenities in order to maintain that community component.”

The Resurgence of Hutchinson Island

Trilogy’s move into the Hutchinson property aligns perfectly with the island’s ongoing development frenzy. Just recently, the EmmaJames project, a stunning 280-unit mixed-use apartment development, began leasing. And that’s just the beginning! With exciting plans including a new marina, riverside parks, expanded retail spots, and the nearly completed $275 million expansion of the Savannah Convention Center, Hutchinson Island is on the brink of a resurgence!

In the midst of all this excitement, Jason Joseph is optimistic about the future of The Reserve property. “We think this is the rounding out of Hutchinson Island in its resurgence,” he shares. If that’s not a reason to get excited, what is?
